In India, the rules and procedures for buying and selling land are becoming increasingly strict and transparent. In order to prevent fraud and provide legal protection to both buyers and sellers, the government has changed the list of documents required for land registration. Now registration of land will be possible only when both sides are present with the necessary documents.
PAN cards and Aadhaar cards have been made mandatory for registration to stop tax evasion and fake identity. The PAN card holds a record of every transaction with the government, and the Aadhaar card confirms the identity and address of the person. The documents required for registration to prevent any wrong information related to identity include passport size photo.
Apart from this, it is also necessary to submit proof of revenue records including the measles number of the land, Khatauni and land maps. These documents reflect the authenticity and real ownership of the land. A copy, payment receipts, bank statements or checks of the agreement between the seller and the buyer should also be presented to ensure complete transparency in property transactions.
If there is any tax or loan outstanding on the ground, it is mandatory to give its receipt or NOC certificate. This will give relief to the buyer from any later trouble. Previously, there was a long and complex process of submission of documents and taking appointments in Tehsil or local government offices. Now this process has become digital. Due to online arrangement, all tasks like challans preparing, uploading documents, taking appointments and checking records can be done online easily. This has saved both time and hard work and the activities of middlemen have also been controlled.
In many states, the facility of registration of land through video calls has started, which has increased the trust of buyers and reduced the possibility of fraud. Due to biometric identity and strict document verification, it has now become difficult to sell the same land repeatedly. These changes have made the process of buying and selling land more safe, fast and transparent. Both the buyer and the seller can now reach their documents and do transactions with full confidence. The digital registry system will further strengthen India’s property market in the coming time.
