The state government has decided to drastically increase the fees for passing maps for construction work within a certain radius on both sides of the metro route. According to the new rules, now you will have to pay 25 percent additional ‘Metro Cess’ or development fee in the area ranging from 500 meters to one kilometer on either side of the metro track.

There will be a direct impact on the people of these cities

Uttar Pradesh Housing and Development Council and related development authorities have approved this proposal. This decision will have a direct impact on cities like Lucknow, Kanpur, Agra, Noida and Ghaziabad where metro is in operation or work is going on at a fast pace. The government argues that due to the arrival of the Metro, the property values ​​in these areas have increased manifold, hence it is logical to charge additional fees for the development of infrastructure there.

What is the new charge math?

Till now the development authorities charge a fixed ‘development charge’ for getting the map approved. After the implementation of the new order:

One kilometer radius: A radius of one kilometer on either side from the midpoint of the metro track will be considered as ‘Influence Zone’.

25% additional weight: If your plot falls within this zone, a surcharge of 25 percent will be added to the total map passing fee.

For example, if earlier a fee of Rs 1 lakh had to be paid for a map, now Rs 1.25 lakh will have to be paid for the same work.

Funds are being raised for the expansion of metro

The main objective behind this step of the government is to mobilize financial resources for the expansion of metro projects. There is huge expenditure in operating the metro and constructing new routes. The income from this additional fee will be used to improve parking, footpaths, street lights and feeder bus services around the metro stations.

Concern of general public and builders will increase

This decision will not only affect the common citizens building their own houses, but will also increase the cost of big real estate projects. Experts believe that builders will ultimately pass on the burden of this additional fee to flat buyers, making buying a house near a metro route even more expensive. However, the authority says this fee is nominal in return for better connectivity and increased property values.
