Agra Development Authority (ADA) has provided a new wave of residential plots through its ambitious hi-tech township projects like ‘Greater Agra’ and ‘Atalpuram’ located near the Inner Ring Road. Located at a distance of just 13 to 14 kilometers from the Taj Mahal, residential plots are being made available in this township with a starting price of ₹ 33 lakh. Keeping in mind the convenience of middle class families and employed people, the authority has given a special facility of paying the entire payment in 12 easy installments, due to which there will be no lump sum financial pressure on any buyer.

Greater Agra Township: New city being built on 449 hectares on Inner Ring Road

The Greater Agra project is being developed by the Agra Development Authority on a huge land area of ​​about 449 hectares in Rahnkalan and Raipur area near the Inner Ring Road. The layout of this mega residential scheme has been designed on the model of separate townships named after the 10 major holy rivers of the country.

The authority has started booking for a total of 1,626 residential plots under the ‘Gangapuram’ (908 plots) and ‘Narmadapuram’ (718 plots) schemes in the first phase. The basic rate of plots here has been fixed at ₹33,000 per square metre. Under this, small and medium sized plots (100 sq.mts to 200 sq.mts and above) are available in various categories starting from a budget of around ₹33 lakhs.

Lottery draw will take place in these two days: completely transparent process

To keep the process of plot allotment fair and transparent, computerized lottery draw will be organized by Agra Development Authority in Sursadan Auditorium. In view of the huge number of applications, the authority has scheduled lottery draws for plots of different categories (EWS, LIG, MIG and HIG) on two fixed days.

The entire lottery draw process will be videographed and also telecast live so that all applicants get an equal and fair opportunity. For applicants whose name does not appear in the lottery, their registration amount will be returned directly to their bank account within 30 days without any deduction.

Payment in 12 easy installments: Suitable plan for middle class

The biggest USP of this scheme is its flexible and affordable payment structure. Often middle class people miss out on purchasing land due to lack of lump sum amount, but ADA has made it extremely simple:

  • Registration Fee: At the time of application, general (unreserved) category applicants have to deposit only 10% of the total plot value and reserved category applicants have to deposit only 5% token money.

  • Payment on allotment: Successful applicants will be required to deposit the allotment amount (approximately 15% to 20%) within 30 days after their names appear in the lottery draw.

  • Option of 12 installments: The remaining 70% to 75% amount can be paid in 12 quarterly or half yearly easy installments over the next 3 to 5 years.

Powerhouse of connectivity: Direct connectivity to expressways and high-speed networks

The biggest strength of the Greater Agra project is its unique geographical location and transport connectivity.

  • The township is located directly on the Inner Ring Road, which connects the Yamuna Expressway (Noida-Delhi), Agra-Lucknow Expressway and National Highway-19 (NH-19).

  • Fatehabad Road, home to the Taj Mahal, Agra Cantt Railway Station and the city’s major five-star hotels, can be reached in just 15 to 20 minutes via the Inner Ring Road.

The authority is spending hundreds of crores of rupees on internal and external development works. 45 to 60 meter wide roads, underground sewerage and power lines, 24-hour water supply, International Convention Centre, modern health centre, schools, community halls and spacious central park will be developed in the planning area. A large portion of the total area has been reserved for greenery and landscape gardens.

Interested applicants can visit the official website of Agra Development Authority (adaagra.org.in) or Janhit Portal of Uttar Pradesh Government (janhit.upda.in) and download the online application and brochure. It is mandatory to upload Aadhar Card, PAN Card, Passport Size Photo, Bank Passbook and Income/Caste Certificate for reserved category for the application.
