
The wait for thousands of families who want to build independent houses in Delhi-NCR is over. The much awaited lucky draw of 350 freehold plots is being conducted under the famous Madhuban Bapudham Residential Plot Scheme (Scheme Code 935) of Ghaziabad Development Authority (GDA). There has been huge competition to get a plot in this scheme being developed near Delhi-Meerut Expressway. More than 42 thousand 500 applications have been received for a total of 350 plots, which include applicants from Delhi, Haryana, Punjab and Rajasthan including Ghaziabad.
Lucky Draw Schedule and Live Stream Details
GDA Administration has kept the entire process public and digitized to ensure transparent and fair allotment:

place: Hindi Bhawan Auditorium, Lohianagar, Ghaziabad.

Time: The lucky draw process will start from 11:30 am.

Two-day draw schedule:

First day: Draw of Category A to D (109 plots of various pockets and small/medium sizes).

Second day: Draw of category E to H (241 plots) will be conducted.

Live broadcast: Applicants who cannot be present on the spot can watch the live streaming of the draw on the official YouTube channel of Ghaziabad Development Authority (@gdaofficialaccount).
Document Checklist required for successful allottees
After being named in the lottery, successful applicants will have to be prepared for physical scrutiny of their documents and receiving the allotment letter. Keep ready the originals and self-attested photocopies of the following documents:

Identity Certificate: PAN Card and valid identity document of the applicant.

Address proof: Residence proof or address confirmation document of the applicant.

Online Application Receipt: Completed application form and registration fee payment receipt from Janhit portal (janhit.upda.in) or GDA website under Scheme Code 935.

Passport size photo and signature: 4 to 6 color recent photographs of the applicant (and joint applicant, if applicable).

Affidavit: Affidavit (on the prescribed format of the brochure) attested by a Notary on non-judicial stamp paper of ₹10, declaring that the applicant or his dependents are not already allotted any government plot/house in Ghaziabad.

Income Certificate (for LIG Category): Annual family income certificate of ₹3 lakh to ₹6 lakh for low income group (LIG) plots of 40 sq.m and 60 sq.m.

Caste/Reservation Certificate: Valid certificate issued by the competent authority, if availing 5% relaxation under Scheduled Caste (SC), Scheduled Tribe (ST), Other Backward Class (OBC), Disabled or Horizontal Reservation category.

Bank Account Passbook/Cancelled Cheque: The same bank account details from which the application and registration amount was paid.
Plot price and further payment process
The reserve rate for all categories of plots under the Madhuban Bapudham Scheme has been set at ₹35,000 per square metre:

Plot Size: 40, 60, 90, 112.50, 115, 120, 150 and 200 Sq.

Estimated Base Price: Ranging from ₹14 lakh (40 sq.m.) to ₹70 lakh (200 sq.m.).

Payment after allotment: The successful allottee of the general category will have to deposit 15 percent of the plot price and the reserved category will have to deposit 20 percent of the amount within one month of the issue of allotment letter.

Installment Arrangement: The remaining 75 percent amount will be payable along with interest in 8 quarterly installments.
The final result of the lottery will be displayed on the official website of Ghaziabad Development Authority (gdaghaziabad.in) and notice board of the authority from where digitally signed allotment letters can be downloaded after 15 working days.
