The coastal city of Alibaug, located close to the country’s financial capital Mumbai, is no longer just a weekend getaway but has emerged as India’s largest ultra-luxury real estate and second-home hub. Major national realty developers are investing heavily in Alibaug on the back of better connectivity with the Mumbai Trans Harbor Link (Atal Setu), Ro-Ro ferry services and the upcoming Navi Mumbai International Airport. In this series, branded land and premium residential developer ‘The House of Abhinandan Lodha’ (HoABL) has announced the launch of a huge mixed-use luxury project of 40 acres by joining hands with tiles and real estate company NITCO Limited. The estimated revenue potential of this mega project is estimated at around ₹4,500 crore.
Structure and revenue sharing model of the ₹4,500 crore project
According to regulatory and official exchange filings, this joint venture will be developed on prime land parcels of ‘Thal’ and ‘Lonare’ located in Raigad district of Alibaug.
-
Revenue Potential: This 40-acre integrated project is expected to generate revenues of approximately ₹3,000 crore for HoABL and ₹1,500 crore for NITCO in the next 5 years.
-
Construction Investment: An initial capital investment (Capex) of approximately ₹1,000 crore will be made by HoABL on the infrastructure, construction and landscaping of the project.
-
Multi-Phase Development: This entire project will be completed in several phases with the help of international architects and designers.
What will be special in 40 acres? A combination of luxury villas and boutique hotels
The highlight of this project is its mixed-use and hospitality-led model, which is being designed keeping in mind the lifestyle of high-net-worth individuals (HNIs), NRIs and corporate leaders.
-
Ultra-Luxury Villas and Townhouses: This huge 40-acre complex will have independent villas, designer penthouses and high-end townhouses equipped with modern architecture, which will include private gardens, swimming pools and smart-home automation.
-
Luxury Boutique Hotel (Miros): An ultra-luxury boutique hotel will also be launched along with the residential complex, which is proposed to be operated under the premium hospitality brand ‘Miros’. The hotel will provide residents with 5-star concierge, spa, wellness retreats and fine-dining services.
-
Holiday Home and Rental Yield: For investors seeking peace and natural beauty away from the hustle and bustle of the metropolis, this project will become an attractive holiday home as well as a source of strong rental income.
Why did Alibaug become the first choice of celebrities and corporate giants?
Alibaug has long been known for the farmhouses and villas of Bollywood stars, sports personalities and industrialists. In recent years, celebrities ranging from Amitabh Bachchan, Kriti Sanon, Kartik Aryan to top industrialists have invested heavily in mega properties and plotted developments in the area.
This is HoABL’s second big project in Alibaug; Earlier, the company had developed the project ‘Sol de Alibaug’, which received an overwhelming response from high-end buyers.
Record boom in Alibaug property market due to infrastructure boom
The biggest factor behind this historic boom in real estate in Alibaug is connectivity infrastructure:
-
Atal Setu (MTHL) and Coastal Road: After the commencement of Mumbai Trans Harbor Link, the time to reach Alibaug by road from South Mumbai and Navi Mumbai has reduced by half.
-
Speed Boats and Ro-Ro Ferries: Alibaug can be reached in just 20 to 45 minutes from South Mumbai (Gateway of India/Colaba) via speed boats and Ro-Ro ferries plying between Mandwa Jetty and Bhaucha Dhakka.
-
Navi Mumbai International Airport: The distance to Alibaug from the upcoming new airport will be just 40 to 50 minutes, which will make direct access easier for global buyers and foreign investors.
-
Rise in property prices: Due to this change in infrastructure, prices of premium lands and villas in Alibaug have witnessed an annual increase of more than 50% over the last few years.
What are the opportunities for investors and home buyers?
Real estate experts believe that the arrival of branded developers in Alibaug, which is being transformed as an extension of South Mumbai, strengthens both the credibility and liquidity of the market. This new project of 40 acres can prove to be a milestone in making Alibaug an organized and luxury living hub. Due to secure title deeds, RERA approved projects and branded maintenance, buyers investing here are expected to directly benefit from both strong capital appreciation and lifestyle value in the times to come.
