
A big news has come out for the middle and lower income group families who are dreaming of their own home in Lucknow, the capital of Uttar Pradesh. Lucknow Development Authority (LDA) has given green signal to the process of construction of 2,640 cheap and affordable flats under the Pradhan Mantri Awas Yojana (Urban). Under this important decision taken in the LDA Board meeting, the process of land acquisition through Land Pooling Policy is being started near two major development areas of the city – Mohanlalganj and Kisan Path. This ambitious project will not only give impetus to the planned urban development in the capital, but will also help thousands of needy families get fully equipped houses at low cost.
1. Housing scheme will be developed at these two major locations
Lucknow Development Authority has selected two rapidly developing new corridors of the city for this project:

Near Kisan Path (Outer Ring Road): Land pooling will be done on a large scale in rural and semi-urban areas around Kisan Path. With the construction of this ring road, this area is directly connected to Kanpur Road, Ayodhya Road and Sultanpur Road, which will provide excellent connectivity.

Mohanlalganj-Rae Bareli Road Corridor: The lands of the villages falling under Mohanlalganj tehsil have been included in the land pooling scheme. This area is emerging as the new residential and commercial hub of Lucknow.
2. How will construction be done through Land Pooling Policy?
For the first time, LDA is going to rapidly implement the land pooling model for such a large residential project.

Farmers’ Participation: Under this policy, land will be acquired with the consent of land owners and farmers. A certain percentage (25% to 30%) of the total developed land will be returned to the farmer along with basic amenities (roads, sewers, parks, electricity), thereby increasing the value of his land manifold.

Fast construction work: Land pooling has emerged as the most effective means to avoid legal disputes and compensation delays in land acquisition. LDA will soon organize a special camp to collect consent forms from farmers.
3. Features, facilities and booking process of flats
These 2,640 flats to be built under the Pradhan Mantri Awas Yojana will be built with modern and sustainable technology (Monolithic Construction):

Layout and Structure: Each flat will be constructed with 2 rooms, a kitchen, balcony and toilet.

Basic Features: The society will be provided with wide paved roads, 24-hour water supply, green park, community centre, street lights and sewage treatment plant (STP).

Online Application: The registration process for these 2640 flats will start soon through the official website of LDA and public convenience centres. Applicants will be selected through a transparent online lottery system.
4. Who will get the direct benefit of this scheme?
As per the standards of Pradhan Mantri Awas Yojana (Urban), the benefits of this scheme will be given to those families:

Whose annual family income falls within the prescribed EWS limit.

There should not be any permanent house or plot of land anywhere in the country in the name of the applicant or any member of his family.
