This small example will show you how important it is to check the documentation. Lakhs of people get into such problems knowingly or unknowingly. For this reason, one should be very careful while buying a property. All the documents of the property should be checked carefully.
The report says that about 25 lakh hectares of land in India is involved in these disputes. About 66 per cent of all civil judicial cases in the country are related to land or property. There are also many cases in the Supreme Court.
Original document (Title deed) or Registration document:
If you are buying a house or land, you should seriously check its original documents. This will let you know who the current owner of the property is. Apart from this, the encumbrance certificate and search certificate also provide details of all the previous owners of the property.

When it comes to land, do a spot check to be sure. If, the land is owned by an authority or a registered society, check its lay-out plan. Similarly, if you are buying a flat on your own, check that the developer has obtained all the necessary permissions and no objection letters (NOCs). These permits include approved building plans, completion certificate and occupancy certificate. Also check if the construction project is registered with the Real Estate Regulatory Authority (RERA).
