The Revenue and Land Reforms Department and Prohibition, Excise and Registration Department of the Government of Bihar have taken a big step towards digitalization of land records. Earlier, to get a certified copy of Kewala (Deed Document), Khatian or Registered Deed which was 50 to 100 years old from the time of ancestors, people had to visit the District Registry Office or Circle Office for months. Now the government has made the digital record of all old and new registered deeds live on the ‘Bhumijankari’ portal. Through this, any citizen of the state can easily view the Kewala, account-khesa details and copy of the deed of the old land from his mobile or computer sitting at home and download it in PDF format.

To search documents on the digital portal you must have some of the basic details given below:

• Name of the concerned district

• Name of Registration Office / SRO

• Name of Circle and Village/Mauza

• Khata No. or Khasra/Plot No. of the land

• Deed No. or Year of Registration (if remembered)

• Name of buyer or seller of land

Step 1: Visit the official registration portal First of all visit the official website of Registration Department of Bihar Government in your web browser. bhumijankari.bihar.gov.in Open.

Step 2: Select the option ‘View Registered Document’ From the list of services available on the homepage ‘View Registered Document’ Or ‘Search Document’ Click on the option.

Step 3: Choose the right time frame (Year Phase) Three different options for searching records will appear on the screen:

• Online Registration (2016 To Till Date): For new documents after 2016.

• Post Computerisation(2006 To 2015): For documents between 2006 and 2015.

• Pre-Computerisation (Before 2006): For old and ancestral documents before 2006. Select the corresponding radio button according to your record.

Step 4: Enter location and land details Select your Registration Office, Zone, Police Station Code and Mauza in the form. After this, fill the account number, plot number or party name from the search options given below.

Step 5: Click on ‘Search’ and see the results After filling the details ‘Search’ Click on the button. Below will appear a list of all the registered documents related to that account and account. In this the deed number, date of registry, name of buyer-seller and total area will be visible.

Step 6: ‘Click Here to View Details’ and Download PDF given against the relevant document ‘View Details’ Or ‘View Deed’ Click on Options. A digital copy of the old Kewala of your land will open on the screen, which you can keep safe by ‘Print/Download’.

If you want to see the old Khatian or current Jamabandi Register (Register-2) of the land:

• Official portal of Revenue and Land Reforms Department biharbhumi.bihar.gov.in Go to.

• ‘View your account’ By clicking on the option, select your district and zone in the map of Bihar.

• Select your Mauza and search by account number, khesra number or account holder name.

• The entire Khatian rights record will be displayed on the screen, which can be printed directly.

If your document is too old and has not yet been scanned and uploaded to the portal:

• Application in Record Room: Visit the record room of your respective District Registry Office (SRO) and fill ‘Form-1’ and apply for a certified copy.

• Payment of Search Fees: After depositing the prescribed government search fee and stamp duty, a certified copy bearing the authorized seal is searched from the original volumed register from the record room of the registry office.
