A big and relieving good news has emerged for the people who are looking for a safe real estate investment or building their own private house in Lucknow, the capital of Uttar Pradesh. Lucknow Development Authority (LDA) has officially launched its ambitious ‘Varun Vihar Housing Scheme 2026’ in Mohan Road area at the mouth of Agra-Lucknow Expressway. Taking shape on a vast land of about 6,580 acres under the Chief Minister Urban Expansion Scheme, this project is being developed as Lucknow’s first modern and self-sustainable hi-tech township. The biggest feature of this scheme, located in the rapidly growing western corridor of the city, is that here special care has been taken for the pockets of common middle class families. The total estimated price of the initial category residential plot has been fixed at approximately ₹ 33.89 lakh, for which the applicant will have to deposit only 5 percent i.e. approximately ₹ 1,69,470 (₹ 1.69 lakh) as booking amount at the time of registration. Unlike the congested old areas of the capital, this scheme, equipped with greenery, wide roads and world-class civic amenities, is not only suitable for living, but has also emerged as the first choice of real estate investors from the point of view of future capital gains.
The success of any residential project depends on its geographical location and connectivity with other parts of the city. Varun Vihar Yojana is strategically located on the Mohan Road belt very close to the Agra-Lucknow Expressway. The area is directly connected to the Outer Ring Road (Kisan Path), allowing signal-free commute to Lucknow Airport, Kanpur Road, Ayodhya Highway and Sultanpur Road without any traffic jams. Charbagh Railway Station, Alambagh Bus Terminal and Amausi Chaudhary Charan Singh International Airport can be easily reached within half an hour from here. Apart from this, the value of this area has increased manifold due to the proposed expansion of Lucknow Metro and new bus depot. Due to the new industrial and logistics corridor being developed along the expressway, this entire area is going to become the biggest hub of employment and business in the coming three to five years. Here a well-planned layout of school, super specialty hospital, shopping mall, club house, community center and huge central park has been drawn, so that the residents will not have to run within the city for their daily needs.
Amidst the increasing cases of fraud, land disputes and illegal plotting by private colonizers and unauthorized builders, this scheme of LDA is completely safe and meets the legal standards. Varun Vihar Township is duly registered and approved by Uttar Pradesh Real Estate Regulatory Authority i.e. UP RERA. This simply means that the allottees will neither have any doubt regarding the ownership rights of the land nor will there be any hesitation in getting the possession on time. The authority is ensuring underground electricity cabling, modern sewage treatment plant (STP), rain water harvesting system, LED street lights, 24-hour water supply and wide asphalt roads throughout the township. Being a Government Development Authority scheme, all the major nationalized and private banks of the country like SBI, PNB, Bank of Baroda and HDFC are providing attractive home loans of 80 to 90 percent at very easy interest rates under this scheme for plot purchase and house construction.
LDA has provided residential plots in total six different categories under Varun Vihar Yojana as per the need and budget of every section of the society. In the smallest category ‘A’, a plot of 112.5 square meters (approximately 1211 square feet) has been kept, the total estimated price of which is around ₹ 33.89 lakh and the registration fee for this has been fixed at ₹ 1,69,470 (₹ 1.69 lakh). After this, the registration fee for a medium-sized plot of 162 square meters has been fixed at ₹ 2,44,040 and for a 200 square meter plot, the registration fee has been fixed at ₹ 3,01,280. For those who want a big and luxury house, the booking amount for a 288 square meter plot is ₹4,33,850, for a 300 square meter plot it is ₹4,51,920 and for the largest plot of 450 square meters (about 4843 square feet), the registration fee is ₹6,77,880. This registration fee is exactly 5 percent of the total original price of the plot. If an applicant is not allotted a plot in the lottery draw, the entire registration amount is refunded by LDA directly into the applicant’s bank account without any deduction.

According to LDA officials, Varun Vihar is being developed on a grid pattern on the lines of North India’s most planned cities like Chandigarh and Panchkula. This means that the entire colony will be divided into sectors and each sector will have its own local market, milk booth, dispensary, primary school and community park. Main roads will be 45 meters to 60 meters wide while internal residential roads will be kept a minimum of 9 meters to 18 meters wide. Taking special care of greenery, more than 30 percent open green area has been reserved in the plan. Due to adherence to eco-friendly construction standards, the air quality index (AQI) of this area will also be much better than the main areas of the city. Facilities like walkways for the elderly, safe playgrounds for children and open gyms for the youth will be present in every sector.
In the last few years, Lucknow has emerged as the fastest growing economic and infrastructure center among the tier-2 cities of the country. The speed with which land prices have increased around Shaheed Path, Kisan Path and Agra Expressway has given manifold returns to investors. Real estate experts estimate that with the way logistics parks, IT hubs and universities are being established around the Agra-Lucknow Expressway, there is every possibility of the resale value of these government plots doubling in the next three years. In comparison to private developers, there is no risk of legal disputes, demolition or land grabbing on LDA land. For any technical assistance or information related to the scheme, LDA has also activated the official helpline number 180018005000, which can be contacted on working days. In such a situation, this opportunity of becoming the owner of legal land at a prime location like Expressway in a limited budget should not be missed.
