DDA’s gift on Navratri: Added 384 new 1-BHK flats near Metro and RRTS, booking starts from ₹ 33.40 lakh

Delhi Development Authority (DDA) has brought a big opportunity for the people who are dreaming of owning their home in Delhi during the festive season. DDA has released the official circular for addition of 384 additional new 1-BHK flats in Pocket 11 (Sector A1 to A4) of Narela under its popular ‘Karmajeevi Awas Yojana 2026’. On the auspicious occasion of Navratri, this decision has been taken keeping in mind the middle and working class. After special discount of up to 25 percent, the starting price of these flats has been fixed at around Rs 33.40 lakh. Due to its proximity to the upcoming metro line and the proposed Namo Bharat (RRTS) corridor, this location is emerging as the new real estate hub of the future.

Narela sub-city was till now seen only as an outer corner of Delhi, but recent infrastructure developments have changed its picture. This new housing scheme of DDA is located very close to the Rithala-Narela-Kundli Metro Corridor (Red Line Extension), from which the proposed metro station of Narela Sector A-4 will be just 1.5 kilometers away. Additionally, with direct connectivity to Delhi-Panipat Regional Rapid Transit System (RRTS) and Urban Extension Road-II (UER-II), reaching Delhi Airport, Gurugram, Rohini and Sonipat from here will be a matter of minutes. This excellent multi-modal transport connectivity will greatly facilitate the daily commute of working people.

These 384 flats included under DDA’s Karmajeevi Awas Yojana are completely newly constructed and ‘ready-to-move’.

  • Plinth Area: The plinth area of these 1-BHK units ranges between approximately 60.86 to 61.34 square meters (approximately 655 to 660 square feet).

  • Discounted Prices: A flat discount of 25% is being given under the scheme. After discounts, the price of these 1-BHK flats has been kept in the range of Rs 33.40 lakh to Rs 33.66 lakh.

  • Campus Facilities: This residential pocket has lifts, wide roads, ample parking space and the vast Mamoorpur City Forest nearby, ensuring greenery and clean air.

The allotment of these flats is being done on ‘First Come, First Served’ basis. Interested buyers can apply and book online by visiting the official housing portal of DDA.

  1. registration: The applicant will first have to visit the DDA website (eservices.dda.org.in) and do one-time registration, the fee for which is Rs 2,500.

  2. Token/Booking Amount: To book a 1-BHK flat, the applicant has to deposit an advance booking amount of only Rs 50,000.

  3. Features of Sample Flat: DDA has also prepared sample flats at Narela Pocket-11 site for buyers, so that people can see the construction quality and layout in person before booking.

In the growing property market of Delhi-NCR, getting a government approved and freehold property in a budget of less than Rs 35 lakh has become very challenging. In the projects of private builders, there is often risk regarding possession and approval, whereas this project of DDA is completely safe and free from legal hassles. 1-BHK flats are a budget-friendly option for small families, single professionals and first-time home buyers. Besides, public sector banks and housing finance companies are also providing instant home loan facility at attractive interest rates for this scheme.
