Chaturmas 2026: Is it right or wrong to buy a new house after Devshayani Ekadashi? Know the strict rules of property dealing in Chaturmas

In Sanatan Dharma, there is an ancient tradition of observing ‘Shubh Muhurat’ before doing any auspicious work, especially when it comes to buying the biggest investment of life i.e. a new house, flat or land. Chaturmas (Chaturmas 2026) has started on Saturday (25 July 2026) from the auspicious occasion of Devshayani Ekadashi. According to religious beliefs, from today for the next four months, Lord Shri Hari Vishnu, the sustainer of the universe, will be absorbed in Yoga Nidra in Kshir Sagar. Due to the Lord going into sleep, all types of auspicious works come to a halt in the Hindu calendar. In such a situation, a big question arises in the minds of the real estate market and people who are planning to buy a house, whether buying a new house, getting it registered or shifting to a new house (Griha Pravesh) during Chaturmas is right as per the scriptures or not? Let us know the strict rules of astrology and Vastu Shastra.

1. Can one buy a new house or land in Chaturmas?

According to astrologers and calendar experts, there is a misconception among the general public regarding Chaturmas that all types of work stop during these four months. Only auspicious rituals (such as marriage, mundan, sacred thread and new yagya) are prohibited in the scriptures. As far as purchasing property is concerned, there is no complete ban on investment and business activities. If you want to buy a new house or plot, then you can give token money or get the registry work done in auspicious constellations (like Anuradha, Magha, Vishakha, Mrigashira) except the specific ‘Property Purchase Muhurat’ or Rahukaal given in the Panchang. It is not considered inauspicious.

2. There is a complete ban on housewarming: Know why?

Even if you buy a house or get it registered during Chaturmas, There is a strict prohibition in the scriptures to perform ‘Griha Pravesh’.. According to Vastu Shastra and Astrology, starting life in a new home requires solar energy, positive cosmic waves and the awakening blessings of Lord Vishnu. Since Lord Vishnu is in sleep during these four months and the angular positions of Sun and Moon also change, hence Griha Pravesh puja is not performed in a new or constructed house in the months of Sawan, Bhadon, Ashwin and Kartik. There is no collective auspicious time available for Griha Pravesh in August, September and October 2026.

3. What to do if it is very important to shift home?

Many times, due to vacating a rented house, transfer or any emergency situation (Emergency Relocation), people have to move to a new house during Chaturmas. Exceptions for emergencies are given in the scriptures:

  • If shifting is mandatory, you can enter the new house by performing a simple Kalash puja without any frills or big celebration.

  • Keep in mind that this will not be considered a ‘formal housewarming’. After the end of Chaturmas (after Devuthani Ekadashi on 20th November 2026), you can get an auspicious time from a learned Brahmin and get the ‘Vastu Shanti Yagya’ and complete Griha Pravesh Puja performed.

4. Keep these Vaastu rules related to property in mind during Chaturmas

  • Condition and direction: If you are finalizing a house during this period, then according to Vastu, give preference to a house with North or East facing main entrance, as it attracts positive energy.

  • Avoid Rahukaal: While signing the papers of any property deal or giving earnest money (token money), take special care of the Rahukaal (inauspicious time) of that day and avoid financial transactions during that time.

  • cleaning and maintenance: The four months of Chaturmas are of introspection and purification. If you have bought a new house, then keep it cleaned, but before starting major construction work or major renovation, definitely get the position of the planets in your personal horoscope checked by an astrologer.
