Booking of DDA government MIG and HIG flats started at 25% bumper discount in Delhi DDA Nagrik Awas Yojana


Delhi Development Authority (DDA) has come up with a great opportunity for middle and upper income group families looking to buy a secure, government and freehold home within the limits of Delhi. DDA has made the new inventory of 1,287 new and ready-to-move flats live for sale in Narela area under its popular ‘Nagrik Awas Yojana’ (DDA Nagrik Awas Yojana). The biggest and attractive feature of this scheme is that the authority is giving a bumper discount of 25% directly on the official disposal price of all these flats.

This housing scheme of DDA is being operated completely on ‘First Come, First Served’ (FCFS) basis. This simply means that buyers do not need to wait for months for results in an outdated and uncertain lottery system. Applicants can visit the official e-services portal of DDA and select the flat of their choice, deposit its token amount and lock it in their name immediately.

According to the official circular issued by DDA, a total of 1,287 premium flats have been added in this new phase. These include middle income group (MIG) and high income group (HIG) residential units:

  • Total number of MIG flats: 790 units

  • Total number of HIG flats: 497 units

  • Total newly added flats: 1,287 units

All these flats have been built in Pocket 3 and Pocket 4 located in Sector A1 to A4 (Sector A1-A4) of Narela. These flats have been constructed under modern township planning with wide internal roads, green parks, sewage treatment plants, underground water tanks and covered parking. The plinth area of ​​the flats ranges from 126 sq m to 140 sq m and above, giving families spacious living rooms, large bedrooms, modular kitchen spaces and airy balconies.

After the direct discount of 25% given by DDA, the prices of these government flats in Narela have become quite competitive and affordable as compared to private builders in Delhi-NCR. The final price of the flat depends on its floor, plinth area, size of balcony and location of pockets.

  • HIG Flats in Pocket 3: After 25% discount, these luxury 3 BHK flats have been priced approximately between ₹1.01 crore to ₹1.16 crore (original price was ₹1.35 crore to ₹1.55 crore).

  • MIG Flats in Pocket 4: The concessional rates for MIG flats under Pocket 4 start from around ₹73.71 lakh.

  • HIG Flats in Pocket 4: The starting discounted price of HIG flats in this pocket has been kept at around ₹96.86 lakh.

This discount of DDA is being given directly by reducing it in the demand-cum-allotment letter, due to which buyers are getting direct savings of lakhs of rupees in down payment and home loan EMI.

DDA has made modern changes in its sales strategy and has made the Citizen Housing Scheme based on a completely digital and transparent FCFS system. Its main operating rules are as follows:

  • Real-time flat selection: Applicants can visit the portal and see which flat is vacant on which block, which wing and which floor in the live inventory.

  • Instant Token Locking: As soon as the applicant selects the flat number of his choice, he has to pay the token booking amount online. As soon as the payment is successful, the flat gets reserved in the system in the name of that applicant and is not visible to any other person.

  • Demand Letter: After deposit of token amount and online verification of documents, a demand letter is issued by DDA, giving the schedule of remaining payment.

  • Easy Payment Options: Buyers can get the possession letter within 60 to 90 days by paying the remaining amount through bank loan or their savings.

DDA has made the eligibility rules quite flexible and simple to include more and more people in this scheme:

  • Nationality and Age: It is mandatory for the applicant to be an Indian citizen and he must be at least 18 years of age on the date of application.

  • Property Ownership Exemption: The most important change is that the previously applicable condition has been removed under which people who previously owned a plot or flat larger than 67 square meters in Delhi could not apply to DDA. Now people who already have a house or plot in Delhi can also buy a flat for investment or living under this FCFS scheme.

  • Single or combined application: Husband-wife can apply jointly (Joint Application) or any adult member of the family can apply separately in his/her name.

  • Mandatory Documents: It is mandatory for the applicant to have a valid PAN Card, Aadhaar Card, active bank account and active mobile number.

The entire process of booking a flat under DDA Citizen Housing Scheme is online. Buyers can book their flat by following the easy steps given below:

  1. Visit the official portal: First of all login to the official housing portal of DDA eservices.dda.org.in or dda.gov.in.

  2. User Registration: If you don’t already have an account, create a new user profile using your PAN card, Aadhaar number, email ID and mobile number.

  3. Selection of Scheme: After login, go to the Active Schemes section and select ‘DDA Nagrik Awas Yojana (Sector A1-A4, Narela)’.

  4. Selection of flat and floor: Browse the list of available flats as per your preferred category (MIG or HIG), pocket number (Pocket 3 or 4), block and floor.

  5. Payment of Token Booking Amount: Pay the prescribed registration/booking fees for the selected flat through Net Banking, Debit/Credit Card or UPI.

  6. Download Acknowledgment Slip: Once the payment is completed, download the system generated acknowledgment receipt and flat reservation slip safely for future reference.
