GIDA’s great gift before Diwali: Window for 144 plots and 61 houses will open from October 16

The festival of Diwali has brought double the happiness this time for the people dreaming of their home in Gorakhpur, which is fast emerging as the largest industrial and economic center of Eastern Uttar Pradesh. Gorakhpur Industrial Development Authority (GIDA), one of the priorities of Chief Minister Yogi Adityanath, has officially announced a much-awaited residential and flat scheme on the auspicious occasion of the festive season. According to the guidelines issued by the GIDA administration, a total of 144 residential plots and 61 ready residential buildings (multistorey flats) will be allotted under this special scheme. The online registration window for this entire housing scheme will be formally opened from October 16, due to which not only Gorakhpur but also Lucknow, Deoria, Kushinagar, Basti, Azamgarh, Mau and entire Purvanchal as well as migrants of Purvanchal origin living in Delhi-NCR have got a golden opportunity to acquire land or flat on their own soil. Launching just before the auspicious time of Dhanteras and Diwali, this residential scheme is all set to create a huge stir in the real estate market as people have been waiting for a long time for safe and legally clean residential options in the planned sectors of GIDA.

The biggest USP of this new residential offering of GIDA is its strategic and prime location. As per the land bank and township layout of the authority, 144 residential plots have been planned in well-developed sectors of GIDA, especially prime areas like Sector 11 and Sector 23. These plots will be available in different sizes, ranging from 90 to 120 square meter plots for small middle-class families to premium plots of 200, 240 and 288 square meters for buyers looking to build large independent villas. The category of 61 residential buildings mainly includes flats designed for Economically Weaker Section (EWS) and Low Income Group (LIG), which are located in multistorey residential towers of Sector 11. All these sectors of GIDA are fully equipped with sewerage lines, underground electrification, wide metalled roads, street lights, green parks and uninterrupted drinking water supply. Being a RERA registered project, buyers will not have to face any ownership disputes, illegal encroachment or layout related technical hurdles, making it a much safer and reliable investment compared to the haphazard plotting of private colonizers.

On the industrial and infrastructure front, GIDA has today transformed into one of the most dynamic development corridors of Uttar Pradesh. This complete residential scheme is located very close to National Highway-27 (Gorakhpur-Lucknow Fourlane Highway) and Kushinagar-Sonauli International Corridor. Moreover, the direct connectivity of just 3 to 5 minutes from the main junction of Gorakhpur Link Expressway (Kalesar-Baghagada Bypass) is adding wings to the real estate valuation of this area. The distance of Mahayogi Gorakhnath Airport and Gorakhpur Main Railway Station from this area is barely 15 to 18 kilometers, which can be covered without traffic jam through a wide bypass. The establishment of more than 90 industrial units like PepsiCo’s bottling unit (Varun Beverages), Gallant Ispat, Ankur Udyog, India Glycols, Apollo Tubes, Vishal Plastic Park and Readymade Garment Park in the Gida area has generated more than 50,000 direct and indirect employment. This huge expansion of industries has taken the demand for residential houses in Gida and Kalesar belt to unprecedented levels. Those who book a plot or flat here today are sure to get excellent capital appreciation and high rental yields in the coming two to three years.

GIDA has implemented 100% digital system to keep the allotment of plots and houses completely transparent, fair and middleman-free. From October 16, interested applicants will be able to visit the official website of GIDA (gidagkp.in) and fill the online form through the Property Management System (PMS) portal. At the time of application, it will be mandatory for the applicant to upload valid Aadhar Card, PAN Card, Bank Account Passbook and passport size photo. For EWS and LIG categories of flats, it will be necessary to produce valid family income certificate issued by the competent revenue officer, so that only the genuinely needy can avail the benefit. Along with the application, 10 percent registration money (registration money/earnest money) of the total estimated value of the plot or house will have to be deposited online through net banking, RTGS or NEFT. After thorough scrutiny of all valid applications received till the prescribed last date, e-lottery (digital draw) will be conducted publicly at GIDA Headquarters, which will also be telecast live so that there is no scope for any human manipulation. The registration amount of unsuccessful applicants will be digitally transferred back to their original bank accounts directly without any interest deduction.

This scheme, announced during the festive season, is not only for the high income group but is also a concerted social effort to ensure a solid roof over the heads of workers and small wage earners at the last rung of the society. The EWS and LIG flats comprising 61 residential buildings have been designed using modern multistorey apartment technology. These residential complexes have been provided with lifts, wide common corridors, adequate ventilation, balconies, fire fighting systems, rainwater harvesting and open green areas for children to play. These flats are a great relief for the workers working in GIDA factories, local shopkeepers, private employees and low income families who currently have to live in expensive rented houses in Gorakhpur city. Additionally, under the affordable housing policies of the Central and State Governments, eligible EWS applicants will also be able to indirectly benefit from interest subsidy (CLSS) and other financial incentives under the Pradhan Mantri Awas Yojana (PMAY), which will significantly reduce their monthly EMI burden.

This announcement of 144 plots and 61 houses just before Diwali will prove to be a step to breathe new life into the property market of entire Gorakhpur. Experts believe that due to limited number of plots and high demand, there is a possibility of many times more applications for each plot. GIDA administration has strongly advised the applicants not to fall into the trap of any broker, property dealer or unauthorized person, as the entire allotment process will be conducted only through the official server and e-lottery software of GIDA. During this application window, which starts from October 16 and continues till the first fortnight of November, candidates should correct their income, caste and bank documents in time, so that they do not face any technical glitches due to increased load on the website server in the last days. This expansion of Gorakhpur proves that the triveni confluence of infrastructure, industry and civic facilities that has been created in the home district of Chief Minister Yogi Adityanath is going to make Gida a modern and self-reliant suburb of Uttar Pradesh on the lines of Noida and Greater Noida in the coming years.
