News India Live, Digital Desk: There is a big news for the people who are dreaming of building their own home in Uttar Pradesh. Yogi government is preparing to implement the new draft of ‘Model Building Bye-Laws’ in the state. As soon as this new model rule is implemented, it is considered certain that the development authorities will increase the fee for passing the map and other charges. This will have a direct impact on your pocket and building a house will become much more expensive than before.
Why is the fee for passing the map being increased?
The government argues that there has been no major increase in map passing and development charges for the last several years. Meanwhile, the cost of construction material, labor cost and the cost of developing infrastructure has increased manifold. Through the new model rule, the government wants to implement a uniform fee system in the entire state. According to Housing Department officials, this step is necessary for the planned development of cities and providing better civic amenities.
Prices may increase the most in these cities
The maximum increase in the fees for passing the map can be seen in big cities like Lucknow, Kanpur, Ghaziabad, Noida and Agra. Experts say that there is a possibility of increase in development fee and inspection fee by 5% to 10%. For example, Lucknow Development Authority (LDA) has already proposed to increase its charges by about 3.58%, which may increase further under the new rules in the times to come.
What will be the impact on the common man?
If you are from a middle class family and are thinking of building a house on a plot of 1000 to 1500 square feet, then now you will have to spend thousands of extra rupees to get the map passed. Not only the map, but stacking charge (fee for keeping construction material on the road) and other levies can also be increased under the new rules. However, the government says that the houses built under the Pradhan Mantri Awas Yojana and Chief Minister Awas Yojana for the poor can get relief from these increased rates.
Increased concern of builders and real estate sector
Not only the common man but also the builders are worried by this decision of the government. Builders say that increasing the map fee will increase the overall cost of the project, the burden of which will ultimately fall on the customers buying the flats. Due to this, property prices may rise further in the real estate market. At present, the Housing Department is doing final brainstorming on the draft of this new model rule and soon it can be sent to the Cabinet for approval.
